Location: Kirkcaldy, Fife

Competitive Salary + Bonus (KPI Related)

Overview

Kingdom Maintenance, based in Kirkcaldy, is seeking to appoint an experienced Contracts Manager with strong leadership skills and a can-do attitude to maximise performance. They will be responsible for managing and controlling a portfolio of high-value projects, ensuring Environmental, Quality, Health and Safety compliance is implemented and maintained at all times.

Current Major contracts include:

  • Fife Council pitched roofing maintenance across Fife – approximately 40 jobs per week
  • Taylor Wimpey new build snagging across the central belt – approximately 15 jobs per week
  • HC-One maintenance services in nursing homes across Scotland – approximately 8 jobs per week
  • New-build project at Telford Road, Glenrothes constructing 7 new business units
  • Various works for private clients

Main Responsibilities  

  • Tendering for works via public contracts Scotland which will include but not limited to completing Bills of Quantities; ESPD Submissions; quality submissions; schedules of work; company information requests.
  • Managing trades operatives daily and ensure that they have everything they require to carry out their scheduled works.
  • Ensuring all site teams are working within agreed legislative boundaries and according to their skill levels, so that each team complies with internal safety and environmental policies and procedures.
  • Ordering project materials to arrive according to the project plan.
  • Managing the scaffolding function including pricing; scheduling; health and safety; submitting handover certificates to clients; RAMS.
  • Supporting the office administration staff with technical support and advice.
  • Carrying out site-visits with clients, managing the relationship and providing reports and costings on completed/required works.
  • Carrying out toolbox talks.
  • Updating RAMS as required for various work streams.
  • Advertising, interviewing, appointing and properly inducting new tradespersons who enhance our current trades teams.
  • Pricing completed works on various current contracts.
  • Appointing sub-contractors as required for various ongoing and future projects as required and liaising with them throughout projects.
  • Issuing project valuations based on Bill of Quantities and completed works/materials on-site.
  • Scheduling works including current workloads.
  • Implementing the risk management process, reviewing risk registers and checking risk controls monthly with the project team, implementing necessary actions and amending relevant documentation as required.
  • Provide strong leadership and direction to tradesmen monitoring and managing individuals performance and ensuring quality assurance mechanisms are in place.

Qualifications, Experience & Skills Required

  • Educated as a minimum to HNC/HND/Degree level (or equivalent)
  • HNC/HND or degree in Construction Management or project management. (Include relevant technical skills/qualifications)
  • Extensive experience of managing building and maintenance projects – with good examples of projects he/she has managed in the past
  • Good working knowledge of contract conditions, CDM regulations, design management, programme and risk management and cost control including forecasting, actual cost and value reporting
  • First class project management skills
  • Experience of Microsoft project, word and excel
  • Excellent people management skills with the ability to influence and mentor
  • Excellent verbal and written communication skills, with both customers and all levels of staff problem-solving skills and analytical thinking
  • A positive approach to his/her work
  • Flexibility – can work alternative hours if the job requires it
  • Problem-solving skills and analytical thinking.
